The client; Messrs. Bavaria Properties Limited; is a young, emergent player in the Nigerian real estate industry, with a focus on the provision of contemporary, luxury developments situated within gated communities for the upper segment of the burgeoning Lagos middle-class.

Templegate Consultants Limited was invited to submit a design proposal for a row of six (6 no.) 5-bedroom townhouses in Asokoro, Abuja FCT.

The components of the design brief as follows:

Due consideration for the provision of wide driveways within the premises to prevent vehicular restrictions to accesses by and to the individual occupants.
Adopt a staggered design to the townhouses to ensure ample cross-ventilation for the interior spaces.
Open staircases to emphasize the vertical transitions amongst the various floor levels in the houses.
Design of walk-in wardrobes and walk-in showers for the master bedroom and bathrooms.
The design should contain two main living rooms, due to the general lifestyle of the targeted clientele i.e. the middle- to upper-class Abuja demographic.
Large fixed and openable glazing elements for provision of natural light and ventilation.
Private terraces for the penthouse bedrooms in individual dwelling units.
