Messrs. Templegate Consultants Limited was approached by the client in September 2016 about their desire to develop a mid-rise; boutique hotel along the ever-evolving and rapidly-developing Admiralty Way in upscale Lekki Phase 1, Lagos State.

Over a series of meetings; a preliminary project brief was developed; which captures the key aspects and design desirables of the boutique hotel. These include (but not limited to):
- A signature hotel with a contemporary design, sitting on 5 suspended floors.
- Clear lines of sight of the Lekki and Ikoyi waterfront from the internal spaces.
- Waterfront jetty for ease of access via the Lekki/Banana Island Marina.
- Provision of adequate parking spaces for hotel guests, customers, staff and support services.
- Modern design features with clean lines and ease of circulation, deep ceilings, high windows and doors.
- Aesthetically stimulating façade treatments and features on key building elevations.
- Provision of signature soft and hard landscaping features such as roof-level swimming pool, indoor and outdoor gardens with integrated drinks’ bars, green walkways, etc.
- Discreet yet distinct delineation of customer/public access areas and services’ delivery areas.
- Provision of meeting and conference facilities, as well as offices for top and mid -level staff.

The philosophy we have adopted in proffering a design solution hinges on certain key principles as follows: maximizing the significant panoramic views afforded by the uniqueness of the site location; distinct, flamboyant non-structural elements along the hotel façade, and sumptuously-sized private and public spaces across the entire hotel.

a: Significant Panoramic Views:
Based on the design concept of the building; with significant floor-to-ceiling glazing on the building façade; we proposed and designed the various floor layouts to ensure that most of the public and customer-facing areas are in direct view of the building’s glass façade; with at least 3 sides of the building’s elevations facing onto the Lekki Waterfront.

Furthermore, we laid out the guest bedrooms as much as possible to ensure that bed-heads were oriented to appreciate the views, even if they were not in direct lines of sight of the glare from the sunlight. To enable us achieve this, we adopted a zoning pattern whereby the back-of-house functions (such as Admin, Staff Services, Deliveries, etc) are located along the walled-up sides of the building façade; and as close to the service accesses as much as possible as well as towards the Admiralty Way/Wole Olateju Crescent elevations.
